HIP - The Home Information Pack Site



Home Information Pack (HIP) - Home Sellers

All properties that are new to the market will from 14 December 2007 in England and Wales require a Home Information Pack (HIP) that contains a home energy rating. If a property was already on the market on either the 1st August 2007 for homes with four or more bedrooms; or the 10th September 2007 for properties with three or more bedrooms; and the 14th December for all other properties) then a Home Information Pack (HIP) is not required.

As a seller, having a Home Information Pack should ensure your sale takes place without delays that could potentially be caused by the buyer finding out information that may affect their decision at a later stage.


A HIP should contain contain the following mandatory documents:

  • An EPC or Energy Performance Certificate (It is worth noting that the average property within the UK falls within Bands D and E)
  • A contents page
  • A statement that summarises the terms of sale
  • Title evidence - this should include a plan so that you can look at boundaries
  • Searches
  • If appropriate, leasehold or commonhold paperwork. If the property is leasehold the number of years remaing should be included.

The HIP will not necessarily contain a Home Condition report as this is optional at present. The HIP may contain a Legal Summary which identifies any issues that you may want to consider prior to purchasing the property. Also included may be details of ground rent or service charges where applicable. There may also be a Home Contents form included with details of fixtures and fittings included or excluded from the sale.

Compiling your own HIP

You can also compile your own Hip if you like. This could potentially save you money but does involve some leg work and cost. If you choose to do this then you will need to get in touch with a solicitor or conveyancer to obtain searches and the relevant legal documents. Alternatively you can also go to a search company or approach the local authority and Land Registry for evidence of title yourself. You will also need to commision a Domestic Energy Assessor ro compile an Energy Performance Certificate for you. You may also want to consider adding a Home Condition Report, in which case you will need to find a Home Inspector, although this is not a madatory part of the Home Information Pack.

Your HIP may also be prepared for you by your Estate Agent. They may do this for you free of charge or may expect you to pay them to compile your Home Information Pack. You are not usually obliged to use you Estate Agent to compile your HIP. You may be able to save money by finding a HIP Provider yourself. Check with your Estate Agent whether you can do this.
